Public Hearing for Timber Yards Master Plan Changes
Due to market conditions including the increased cost of labor, materials and financing, the developer intends to scale back some of the elements of the project originally presented in 2023. The Bend Planning Commission is holding a public hearing on these proposed changes.
First, the developer is proposing a reconfiguration of the internal street network, specifically, removing Timber Yards Drive and replacing it with a linear open space and pedestrian facilities.
Following is a comparison of other elements
Original Master Plan Concept
- 1,600 residential units
- 180-room hotel
- 120,000 square feet of offices
- 70,000 square feet retail
- Phasing from West to East
2025 Master Plan Concept
- 1,000 residential units (up to 1,350 with offsets)
- 176-room hotel (or add 200 residential units)
- 45,000 square feet of offices (or add 150 residential units)
- 26,000 square feet retail
- Phasing from East to West
In addition, some building heights may be reduced from 6 and 7 stories to 4 stories, and surface parking will replace some underground and in-building parking.

The hybrid public hearing on this Type III application is on Monday March 9 at 5:30 pm. You may attend in person in council chambers at 710 NW Wall Street. You may also attend virtually, using instructions in the meeting agenda that will be posted on the Planning Commission’s meeting page a few days prior. Preregistration is required if you wish to speak.
