The next step in the Timber Yards Master Plan process is a public hearing before the Bend Planning Commission. The proposed Timber Yards development on 33+ acres zoned Mixed-Use Urban is located at 175 SW Industrial Way (East and North of SW Bond Street, adjacent to the Box Factory and the Old Mill District.) The Timber Yards Master Plan application is based on approximately 1,600 residential units (including 250 affordable senior housing units), 180-room hotel, 120,000 square feet of offices, and 70,000 square feet supporting retail, all within an interconnected mixed-use development. This public hearing enables you to learn more about the development and make public comments on the Timber Yards Master Plan application.

It is important to note that the City’s decisions on the Master Plan will be based on its conformance with or deviation from Bend Development Code (BDC). Therefore, comments that address issues related to BDC are the most productive. You can download and review Bend Planning staff’s report on the application here. This report outlines the deviations that the developer proposes. The Planning Commission will hold a public hearing on Monday, May 8, 2023 at 5:30 pm. You can attend the hearing in person in Council Chambers at 710 NW Wall Street or virtually by Zoom. Please note that an additional public hearing before the City Council will take place before a final decision is made on the Master Plan application.  This hearing is tentatively scheduled for Wednesday, June 7, 2023. Timber Yards previously held a virtual public meeting for SCNA on December 6, 2022 before submitting its Master Plan application, as required by Bend Development Code.
