Public Comment on 273-Unit Residential / Mixed-Use Development (Deadline Extended)

The City of Bend received the Site Plan/Design Review application for a major residential/mixed-use development between SW Century Drive, SW Mt Bachelor Drive, and SW Reed Market Road in Southern Crossing. The proposed development consists of two buildings in the Mixed-use Urban (MU) Zone. The “Century Building” is a 6-story, 187-unit residential / mixed-use development, while the “Bluff Building” is a 5-story, 86-unit residential development.

From our review of the application, we discovered that a portion of Bend Park & Recreation District’s Haul Road trail on Century Drive is located within the property. The proposed Century Building will very closely abut this popular bicycle and pedestrian trail, which is currently lined on both sides by large Ponderosa Pines. The proposed site plan indicates that all Ponderosa Pines on the east side of the trail will be removed. (Download the removal plan here). At the same time, the applicant is asking for increased setbacks for the Century Building. We urge the City to consider increasing setbacks to a level that preserves a significant number of the Ponderosa Pines on both sides of the trail.
