Hearing on Sunny Breeze Subdivision

On April 1, 2026, the City of Bend approved the application for the 42-lot single home subdivision located at 61521 Sunny Breeze Way. However, on April 8 the developer appealed the decision to a Hearing Officer because of conditions for approval required by the City. A public hearing for the appeal will take place at the Wednesday May 6 at 11am in City Council Chambers (710 NW Wall St.). You may attend the hearing in person or virtually. Instructions will be will be available next week, and will be posted on the SCNA website. In addition, public comments may be submitted now during a new comment period, and at the hearing.

IMPORTANT – One of the conditions the developer is appealing is the City’s requirement to create a second fire apparatus access road as outlined below:

Condition of Approval: Prior to final plat approval, a second fire apparatus access road must be provided to/from the site, providing secondary fire access to the 42 lots created by this subdivision. The access road must meet the requirements of the Fire Code, including a minimum width of 20 feet and with an approved driving surface capable of supporting the imposed load of fire apparatus, and may be gated for emergency egress or access use only. The access road must be located a minimum of one-half the diagonal dimension apart from Sunny Breeze Lane. (2025 OFC Sections D102.1 and D107) and must not direct traffic through the fire access road through the existing Sunny Breeze Lane or the McClellan Road and Woodriver Drive intersection.
